KFC launches a major push into Vietnam's provincial cities -- rural stores jump from 74 to 196, as restaurant chains' expansion strategy shifts to the regions

2026.06.11

This article is based on what we could verify As of August 1, 2026 This article is based on public materials and news reports from Vietnam. Vietnam's tax system, regulations, and administrative divisions change frequently, so information here may have been updated since publication. As Vietnam's fast food market continues to expand, the where the business is won for new stores is shifting from big cities to the provinces. According to market research firm Q&Me, the number of stores across the industry grew 13% (from 1,022 stores in 2025 to an expected 1,156 in 2026). KFC in particular has driven the shift toward regional dispersion by dramatically expanding its provincial stores outside the major cities from 74 to 196 in one year.

High rents and market saturation in Hanoi and Ho Chi Minh City are driving stores to move to the provinces.

KFC grows about 40% year-on-year in the provinces

KFC's total store count is expected to grow from 172 in 2025 to 240 in 2026, a growth rate of about 40% year-on-year. In particular, outside Hanoi and Ho Chi Minh City, it more than doubled its stores in one year, from 74 to 196. KFC, which entered Vietnam in 1997 and completed formal franchise registration in mid-2020, has effectively made the provinces its new growth axis.

The overall market also shifts to the provinces, with tier-2 and tier-3 cities gaining 160 stores

Across the industry as well, the number of stores in the provinces (tier-2 and tier-3 cities) is expected to increase by 160, from 469 to 629. Q&Me notes that 'high rents and market saturation in major cities are causing a large-scale shift of stores to the provinces.' As the cost of opening stores in prime locations rises, chains are seeking new opportunities in untapped provincial cities.

Why the provinces are growing

Behind the shift to the provinces are rising purchasing power in provincial cities driven by higher incomes, and shrinking room for new stores in major cities. In the same pattern as the rapid rise of convenience stores and mini-supermarkets in the provinces, restaurant chains are also expanding into tier-2 and tier-3 cities where population and consumption are growing. Regions where chains can attract new customers while keeping rent costs down offer them room to expand profitably.

Impact on companies operating in Vietnam

The regional dispersion of restaurant chains is instructive for Japanese food, food service, and retail companies considering entering Vietnam. Rather than concentrating on major cities, designing a store-opening and distribution network that includes tier-2 and tier-3 cities is becoming a realistic option. For B2B suppliers of ingredients, packaging materials, and kitchen equipment as well, the expansion of provincial store networks presents a new business opportunity.

Conclusion

Amid 13% growth in Vietnam's fast food industry, the 'regional dispersion' symbolized by KFC more than doubling its provincial stores stands out clearly. The structural shift of urban saturation and rising provincial purchasing power is spilling over into formats beyond restaurants as well. Capturing provincial cities is key to any expansion strategy.
